Works Description
FR Fire Protection were appointed by YHG in August 2018 to deliver over 250 communal area and residential dwelling fire remedial actions by March 2019.
Prior to commencing works we coordinated intrusive FRA surveys in conjunction with the Client’s appointed consultant to determine a true extent of works required informing our mobilisation and works planning.
We discovered each communal action multiplied with the number of flats within each HMO generating circa 700 fire actions for completion.
Our commercial team provided priced quotation for works in line with our tendered submission and agreed NatFed discounted rates permitting early sign off and approval to commence works.
Risk Management
Working with YHG we prioritised fire risk actions across their asset base focusing upon buildings above 18 metres high, extra care retirement villages and sheltered/supported schemes undertaking works including;
- New fire curtains installed across loft spaces compartmentalising each loft area and preventing rapid fire spreading into adjoining homes, offering 30 minutes of fire protection
- Fire stopping within ceiling voids, using fire bat and mastic, designed to contain fire spread for 120 minutes
- Fire rated ventilation dampers, protecting integrity of extraction ductwork designed to contain fire spread for 120 minutes
Outcome
Due to ongoing successful completion of fire actions we have been awarded an ad-hoc contract to replace over 120 doors/side screens to a 10 storey tower block in Manchester.
